DEVELOPMENT

Real estate development is a complex and multi-faceted process.  Taking a project from a real estate needs analysis to tenant move-in is a challenging endeavor.  We put to use our decades of experience successfully navigating the development process to ensure we deliver a new facility within the project budget, on schedule, and to the quality standard desired by the owner.


We offer traditional develop services where we buy land, finance and construct a building for a tenant, and maintain ownership of the building or sell it to a long term real estate holder.  We also offer fee development services where we are the future building owner’s third-party representative in a building that they want to develop.

PROJECT MANAGEMENT

We offer our project management services as a component of the overall development process or on a fee basis to owners who want an experienced third party to run their projects for them.  This service line is especially valuable for smaller projects like a tenant improvement projects in an existing building.  These smaller projects are still complex and expensive so let us professionally manage them for you.  Learn more about our project management service offering here.

SITE SELECTION

Let us evaluate potential land sites for: price, local demographics, population growth, traffic counts, retail demand analysis, area competitors, and comparable rents to ensure you select the correct site for your new development.

LAND ENTITLEMENT

Ensuring the local government allows you to build your desired building, where you want to build it, and how you want to build it is one of the major challenges to development.  We have the expertise to ensure your site is zoned properly and your project complies with city site plan and building exterior requirements.

DESIGN OVERSIGHT

Selection of the appropriate architect and remainder of the design team is important to get the building you want.  Different architects specialize in different types of buildings and offer fees that vary significantly from architect to architect.  We know how to select the appropriate architect that is a good fit for your project.  We also provide oversight of the design process to ensure the project is designed to the budget and meets the aesthetic and functionality desires of the owner.

CONSTRUCTION MANAGEMENT

Construction pricing typically makes up 60% – 85% of a project budget, therefore you have to focus your efforts here to ensure you meet your budget goals.    Managing the construction scheduled and ensuring building quality standards are met are the other main functions of a construction manager.  Our team has broad experience in construction management assignments ranging from small tenant build-outs to large ground up facility development.

CHAD SUITONU

Owner & Development/Project Manager

Chad has been in the development industry for eight years and before that, the construction industry for 13 years.  He is a West Point graduate and disabled veteran with 10 years of service in the US Army, including tours to Iraq and Afghanistan, where he was awarded a Bronze Star.  In the private sector, Chad has personally managed the development of over $185 million worth of medical facilities.  He is a LEED AP, CCIM and holds two advanced degrees, including an MBA.

Development/Project Manager

Jennifer has over 14 years of experience in the construction industry, overseeing everything from tenant improvement projects to ground up buildings.  She has managed over $70 million in healthcare projects and holds a Masters degree in Construction Management.
